IMPORTANT NEWS FOR
FIRST HOME BUYERS

The State Government have announced dramatic changes to the First Home Buyer's benefits.  

From 1st January 2012, the full exemption from Stamp Duty will only be available to First Home Buyers who are purchasing vacant land, brand new homes, or homes "off the plan".  First Home Buyers purchasing an established home from 1st January 2012 will be liable for the usual rate of Stamp Duty.

Example:  First Home Buyers purchasing an established home on or after 1st January 2012 will be liable for Stamp Duty on their purchase price as per the estimates below:-

Price $200,000.00 = $5,510.00 Stamp Duty
Price $300,000.00 = $9,010.00 Stamp Duty
Price $400,000.00 = $13,510.00 Stamp Duty
Price $500,000.00 = $18,010.00 Stamp Duty.

To take advantage of the full Stamp Duty exemption before the deadline, Contracts must be exchanged on the purchase and dated no later than 31st December 2011.  There have been no changes to the First Home Owners Grant, which remains at $7,000.00 (subject to eligibility).
