PLEASE NOTE 

Pest Reports, Building Reports, Survey Reports, Council Building Certificates and Strata Inspection Reports (if applicable), although strongly recommended by SS Conveyancing, are obtained at the discretion the purchaser, and therefore the fees for these reports are not included in the flat-rate fee offered by SS Conveyancing.  SS Conveyancing can arrange for these inspections to be carried out on your behalf, and no additional fee is charged by SS Conveyancing for attending to that order.

 
 

SS Conveyancing is full qualified to handle all property transactions in New South Wales - residential sales and purchases being a specialty!

 

The all inclusive flat rate fees offered by SS Conveyancing apply to all sales and purchases of residential property, with a discounted rate for the purchase of vacant land.

 

Sales of NSW property

 

Flat fee includes:

  • The preparation of the Contract for Sale, with a guarantee that the full Contract will be in the hands of your Real Estate Agent within 24 hours of receipt of the Certificates from Council to enable the Contract to be complete.
  • All certificates and searches necessary to complete the Contract, which includes but is not limited to a full Vendor's Title Search, a 149 Certificate from the Local Council, a Sewer Mains Diagram from the Council or Water Authority.
  • Arranging for a discharge of your existing Mortgage over the property from your bank / lender (if applicable).
  • Settlement fees.
  • All sundry items such as postage, photocopying etc.
  • All applicable GST.

Purchases of NSW property

 

Flat fee includes:

  • All relevant searches and enquiries on the property from government and statuory authorities, following the exchange of Contracts, which includes but is not limited to a Title Search, Council Rates Certificate, Water Rates Certificate, Land Tax Certificate, Roads and Traffic Authority Search, Mines Subsidence Certificates (if applicable) and Final Search.
  • "Safe Search" Title protection policy, offering extra protection to purchasers for up to four weeks following settlement to allow for the registration process.
  • Ensuring the timely payment of Stamp Duty on your Contract and Transfer, or in the case of First Home Buyers, the preparation and lodgement of your First Home Plus application for an exemption from Stamp Duty.
  • Full explanation of the Contract for Sale.
  • Liaising with your bank/lender to ensure that their requirements are met in readiness for settlement.
  • Settlement fees.
  • All sundry items such as postage, photocopying etc.
  • All applicable GST.

Purchase of vacant land in NSW attracts a discounted rate.
